Hamriyah Free Zone, run by the Hamriyah Free Zone Authority (HFZA), is Sharjah's big industrial and marine zone. It issues Service, Commercial and Industrial licences and leases E-Offices, Executive Offices, warehouses and industrial land. Its live site is down for maintenance, but HFZA's own FAQ, kept in a web archive, put the basic licence at AED 11,000, and two setup agencies quote the same for a package with 1 visa quota. It suits manufacturers, building material and steel firms, oil and gas suppliers and marine businesses that need land, not a desk.

How much does an HFZA license cost?

When we checked in , hfza.ae showed only a "Site is under maintenance" page. The last archived copy of its home page, from , carried spam links someone had injected, so we do not send you to the live site for prices. Older archived HFZA pages still show the zone's own figures:

Fee Amount Label
Basic licence cost AED 11,000 (USD 3,000) Official, HFZA FAQ, archived
Warehouse company licence (commercial, service or industrial) AED 3,500 a year Official, indicative, archived
Warehouse service fee AED 5,000 a year Official, indicative, same archived page
Refundable deposit AED 5,000 one time Official, indicative, same archived page
Incorporation fee AED 9,000 one time Official, indicative, same archived page

Source: HFZA FAQ and Infrastructure and Facilities pages on the Wayback Machine, read . These are old official pages and may be out of date.

The FAQ does not say what the AED 11,000 covers. The warehouse figures sit on top of the warehouse rent, which that page does not show, and they leave out visas.

What setup agencies publish for Hamriyah

Two agencies, Shuraa and Emirabiz, publish AED 11,000 for a Hamriyah package with a 1 visa quota (published by 2 setup agencies, checked ). Emirabiz says its package is a trading or services licence with a 10 sq m office. Both leave visa processing and deposits out. The figure matches HFZA's archived FAQ, which suggests the official basic cost has not moved much.

Other agency figures do not line up. One comparison site gives a different zero visa price, and another agency gives a wide licence range. On visa fees only one current agency publishes a figure, and an older one gives a very different amount, so we show no visa price. Ask for the visa, establishment card and medical lines in writing.

What we can tell you is what decides the price in a zone like this:

Cost driver Why it matters at Hamriyah
Licence type Industrial licences cover manufacturing, Commercial covers trading, Service covers services
Facility An E-Office is a small paper base; a warehouse or plot is a long term lease
Size Warehouse and land rents scale with area
Visas Agent pages say the quota rises with office or space size; HFZA has not confirmed the scale
Lease length A land lease commits you for years, so its terms shape your total cost

What is confirmed and what is not

Confirmed by Invest in Sharjah, the emirate's investment office:

  • The authority is the Hamriyah Free Zone Authority.
  • It calls itself the UAE's second largest industrial free zone.
  • It has more than 6,500 businesses from 163 countries.
  • Registering takes less than an hour.
  • Licence types: Service, Commercial and Industrial.
  • Facilities: E-Office, Executive Office, warehouse and industrial land.

Repeated by agents but not confirmed by a current HFZA page: the founding year, the company types and number of shareholders, the share capital rule, the visa scale by office size, warehouse sizes and land lease terms. These may well be right. We could not check them against an official page, so we leave the numbers out.

Sectors Hamriyah is built for

Invest in Sharjah lists these sectors for Hamriyah:

  • Heavy industry, steel and building materials
  • Oil and gas, and petrochemicals
  • Logistics and marine
  • Food, textiles and packaging
  • Perfume and cosmetics
  • Timber and recycling
  • SMEs

That list tells you who the zone is for. A consultant who needs only a licence and one visa will find better documented options in desk based zones such as SPC Free Zone or Shams. A company that needs a factory floor, a yard or waterfront access is the one that should talk to Hamriyah.

How do visas work in HFZA?

HFZA has no visa table we can read today, and its archived warehouse page says visa costs are not included in its figures. Agent pages that quote an HFZA brochure say the visa quota climbs with the size of your office, from a small number with no office up to a larger number on the biggest standard offices. They give no quota for warehouses or land. Visa fees, the establishment card fee and medical costs are not available from an official source. Ask for each of these as a separate line in your quote, and compare with the general figures on free zone visa cost.

What office options does HFZA offer?

Hamriyah's four facility types work very differently:

  • E-Office: the smallest listed facility. Ask what it includes and how many visas it carries.
  • Executive Office: a private office unit.
  • Warehouse: pre-built units for storage, light assembly or distribution.
  • Industrial land: a plot you lease and build on, for factories and heavy operations.

If you are weighing an airport location against a coastal one, SAIF Zone publishes its warehouse sizes and office visa quotas. For other industrial zones with land, see KEZAD in Abu Dhabi and RAK Maritime City.

How does HFZA license renewal work?

HFZA's archived pages list the warehouse licence and service fee as yearly charges, but no renewal fee for other licences. For a land or warehouse company, the lease is often the largest yearly cost, so ask what rises at renewal and whether the first years of the lease are fixed. Our licence renewal guide explains what free zones usually renew each year.

How do you set up a company in HFZA?

  1. Decide the licence type: Service, Commercial or Industrial.
  2. Choose the facility: E-Office, Executive Office, warehouse or land.
  3. For an industrial project, prepare a short project outline: what you make, the space and power you need, and staff numbers.
  4. Ask HFZA or a licensed partner for an offer on that facility.
  5. Submit documents and register. Invest in Sharjah says registration takes less than an hour.
  6. Sign the lease, then apply for visas and any building or operating approvals.

HFZA's own step list and timings could not be read during the site maintenance.

What documents does HFZA ask for?

HFZA's document list was not available. Plan for at least:

  • Passport copies and photos of each shareholder and manager
  • A UAE visa copy and Emirates ID if you already live here
  • For a corporate shareholder or branch, the parent company's registration papers, usually attested

Your quote should confirm the full list.
